PROJECT OVERVIEW

Once a bustling logistics hub, this large distribution warehouse was due a complete concrete floor restoration as part of an end-of-lease dilapidation. The real estate consultant managing the project needed the space turned around quickly – ready for new tenants and avoiding costly downtime.

After years of heavy use, the floor had taken a beating. It was covered in worn areas, damaged joints, and hundreds of old fixings left behind from previous operations. Restoring it to a smooth, high-performance finish called for a specialist touch – removing every legacy fitting, carrying out detailed repairs, and transforming the floor into a durable, polished surface ready for its next chapter.

SCOPE OF WORK

The restoration required extensive preparation and precision repairs to bring the concrete floor back to a clean, smooth, and durable condition.

P 7,500 linear metres of wire and 15,000 linear metres of joints were carefully removed

P 20,000 bolts from the previous racking system were extracted

P 600 embedded magnets from former automation systems were located and removed

P Joint edges were repaired and reinforced with arris repairs to extend floor life

P The surface was ground and polished to achieve a high-performance RevitaFloor360 finish

CHALLENGES

The project required careful sequencing to work efficiently across such a large area while maintaining dust control and minimising disruption to other on-site activities. The scale of embedded fixings and joint damage meant our team needed to combine speed with precision, ensuring every repair was completed to a high standard before moving into the grinding and polishing stages.

RESULT

The completed floor was handed back to the client in a lease-ready condition, meeting all dilapidations requirements ahead of schedule. The transformation provided the incoming tenant with a durable, attractive, and low-maintenance surface while helping the landlord avoid costly delays in the re-letting process.
